These properties are what we call "For sale by Owners" (FBO), these are mostly ready for occupancy , and being sold by their prospective owners because they are now living abroad or just simply wish to liquidate their assets to invest into something else. Unlike Subdivision projects, financing for these properties are either through cash or bank finance. If Via the latter, loanable amount will largely depend on the bank's property assessment and your income. Your equity will range from 70-85% of their assessed value and not the selling price.
so what's the advantage of buying FBO properties? well, most of the time, FBO are good-value one-of-a-kind properties which will fit very specific needs. What more, you can occupy them as soon as cash changed hands. Pricing is also negotiable, and if your broker is good, you can often negotiate for bargain deals.
